The Healthy Homes Standard became Law on the 1st July 2019. We can help you meet your obligations under the Law by inspecting the property to ensure that it is compliant with the minimum Standards for heating, insulation, ventilation, moisture ingress, drainage and draught stopping. M&M testing services offers a complete service which includes inspection, reporting and advice on how to make your property compliant with the new Standard. We are totally independent and will not try and sell any products to you! We will offer you a full report (9 pages Long) on the Following:
Heating Does your property have a heating device in the main living room capable of heating the room to at least 18C on the Coldest day? Many existing heating devices will not meet the requirements as they are inefficient, affordable or unhealthy. We can determine if your property meets the Standard by assessing the heating required and recommending appliances that will meet the Standard.
Insulation The minimum level of ceiling and underfloor insulation must either meet the 2008 Building Code or (for existing ceiling insulation) have a minimum thickness of 120mm and be in reasonable condition with no dampness, damage or displacement. The new Healthy Home regulations also specify where insulation exemption applies.
Ventilation: In your property, windows must comprise at least 5% of the floor area of that space. An appropriately sized externally vented extraction fan or rangehood must be installed in rooms with a bath, shower or Cooktop or Oven
Moisture Ingress and Drainage Your property must have adequate drainage and guttering. If a property has an enclosed sub floor space, it must have an on-ground moisture barrier to prevent rising damp
Draught Stopping. All gaps or holes in walls ceilings, floors, doors and windows that cause draughts must be blocked. This includes unused open fireplaces and chimneys.
Fire Alarms As an add-on service we are happy to install and service quality photo-electric smoke alarms. These alarms have sealed batteries that last 10 years.
